ISG first connected with Bayer Properties regarding the Summit at Fritz Farm in 2015, less than two (2) years before the scheduled opening. ISG immediately recognized that Bayer Properties was a sophisticated buyer, who understood that their identity and wayfinding plan had to be a combination of unique, flexible, and most of all, perfectly fit for a dynamic environment. And for that, they had to have just the right partner.

As the details of the project were discussed, it became evident that the plan was sure to be constantly evolving, and would need to fit within a fixed budget while facing a non-negotiable deadline. Moreover, it had to be a plan that considered almost 100 brand new tenants and the amenities that were planned to support the center. With all of these variables considered, everyone agreed that a design/build model was the most sensible approach.

From the very beginning, ISG maintained the objective of facilitating a design process that not only ensured an appropriate style and function for every sign, but also how to utilize ISG’s fabrication technology in an efficient way that would help to lower project costs. When trying to finalize the design of certain sign types, Bayer would oftentimes have a representative in ISG’s design department giving immediate feedback that allowed the design to be streamlined, yet with direct and thorough input from the client. ISG ended up self-performing 100% of the project. Beyond the design, fabrication, and installation services, ISG also helped to secure the variances required for the exterior signs. Outside of the signage and wayfinding plan, The Summit at Fritz Farm also allowed ISG to showcase its specialty fabrication capabilities. ISG worked with CMH Architecture to execute their design for the large aluminum canopies that you see at Shake Shack, Warby Parker, Steel City Pops, CRU Food and Wine Bar, and Blaze Pizza. The Summit at Fritz Farm presented an opportunity for ISG to put our national capabilities to work in our backyard, and is one of the most relevant models of how ISG can apply a design/build approach to almost any project, when necessary.
